Current on your mortgage payments?
If you have been making your payments on time but are unable to refinance due to a decline in property value, the Home Affordable Refinance (HARP) may be a program that can assist you.

First determine if you meet the following criteria:
  • You are current and have been making your mortgage payments on time.
  • The amount you owe on your first mortgage does not exceed 125% of the current value of your home.
  • Your loan is owned by Fannie Mae or Freddie Mac.
    This can be determined by contacting:

    Behind on your mortgage payments?

    If your income has been reduced and this has impacted your ability to make your mortgage payment, you may have other sources of funds available to you that can quickly help provide you with the funds you need. In addition, you can make easy changes in your spending habits that can have a dramatic effect on your ability to save money for your mortgage.
    Other sources of funds you may not have considered.
    Your 401k plan, insurance policies, and investment portfolio can provide you with easily accessible sources of funds. Your 401k plan may permit you to take a hardship withdrawal or a loan against your balance. Some life insurance policies have a cash value that you may be able to cash in or borrow against, similar to a 401k plan. Your investment portfolio, including stocks and bonds, can usually be easily converted to cash and may provide an easy option to obtain money to repay your mortgage. Each of these options may have tax implications or carry other penalties, so make sure you fully understand any ramifications for accessing these funds.

    Free up funds by proactively managing your cash flow.
    Many people who are behind on payments find that making simple adjustments to their spending habits can make a profound impact on their ability to make their payments. Try to reduce non-essential expenses by cutting expenses such as dining out, going to movies, premium coffee, cable TV, etc. Also, consider making just the minimum payment owed on utility bills on essential services.
